MWLN Is NOT:
- A real estate brokerage, broker, or agent
- A real estate attorney or law firm
- A lender, mortgage broker, or financial institution
- An appraiser or property valuation service
- A home inspector or property inspector
- A title company or title search service
- An escrow company or settlement service provider
- A transaction coordinator
- A financial advisor or investment advisor
- A guarantor of any listing advertisement, deal, or outcome

01Platform Role — Marketing and Advertising Only
MWLN is a national marketing, advertising, and technology platform for wholesale real estate listing advertisements, buyer inquiries, and vendor/service provider advertising. MWLN is not a real estate brokerage, broker, agent, attorney, lender, appraiser, inspector, contractor, title company, escrow company, financial advisor, transaction coordinator, or settlement service provider. MWLN does not represent, negotiate, broker, sell, buy, assign, finance, inspect, value, verify, guarantee, endorse, or close real estate transactions.
02All Listing Information Is User-Submitted
All property information, pricing, photos, repair estimates, ARV estimates, rental projections, assignment fees, closing timelines, occupancy details, documents, and deal terms in MWLN listing advertisements are provided by third-party users. MWLN does not warrant the accuracy, completeness, reliability, or legality of any user-submitted content. All listing advertisement information must be independently verified.
03No Guarantees of Any Kind
MWLN does not guarantee that any listing advertisement reflects a profitable, assignable, financeable, insurable, legally compliant, available, or accurate opportunity. MWLN does not guarantee property condition, title status, zoning compliance, permit status, occupancy status, rental income potential, ARV, repair costs, financing, assignment rights, or any deal outcome. Past activity on the MWLN platform does not indicate or guarantee future results.
04Platform Review Is Not Legal Approval
MWLN may review listing advertisement submissions for platform completeness, prohibited content, and compliance flags before publication. This platform review is not legal approval, financial verification, inspection, appraisal, title review, endorsement, or guarantee of any claim made in the listing advertisement. Buyers must conduct their own independent due diligence.
05User Responsibility
All users — buyers, sellers, listers, wholesalers, agents, vendors, investors, and any other participant — are responsible for conducting their own independent due diligence and consulting licensed professionals where appropriate, including but not limited to real estate attorneys, title companies, licensed agents or brokers, lenders, appraisers, home inspectors, and tax advisors.
06Legal Compliance
All users must comply with applicable federal, state, and local laws, including fair housing laws, advertising rules, real estate licensing requirements, contract laws, consumer protection laws, privacy laws, and anti-discrimination laws. MWLN does not provide legal advice and cannot determine whether any user's activities comply with applicable law.
07State-Specific Notice
Wholesale real estate advertising practices are subject to varying state laws and regulations. Some states have enacted laws governing the marketing, assignment, or transfer of real estate contracts that may require disclosures, licensing, or other compliance measures. MWLN strongly recommends that all users consult a licensed real estate attorney in the relevant state before engaging in any wholesale real estate transaction.
08Fee Disclaimer
All MWLN fees are advertising, software, listing access, deferred billing, platform review, subscription, or promotional placement fees only. MWLN fees are not commissions, referral fees, brokerage fees, success fees, closing fees, transaction fees, or compensation for procuring a buyer, seller, investor, vendor, property, or transaction. Fees are not based on assignment fee, sale price, ARV, spread, profit, closing, or transaction value.
09Vendor Marketplace Disclaimer
All MWLN Vendor & Service Provider Marketplace fees are flat monthly advertising, directory, software, profile, and promotional placement fees only. MWLN does not sell referrals, guarantee leads, guarantee clients, guarantee closings, recommend vendors, negotiate vendor services, or accept compensation based on whether any transaction, loan, settlement service, service job, assignment, sale, or closing occurs. Vendor fees are not referral fees, kickbacks, commissions, success fees, or pay-per-closing fees.
10Limitation of Liability
To the maximum extent permitted by law, MWLN and its affiliates, officers, employees, agents, and partners shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages arising from or related to your use of the MWLN platform, any listing advertisement on the platform, any transaction facilitated through or outside the platform, or any reliance on information provided on the platform.
